This TAN summarises the advantages of Simplified Planning Zones (SPZs) to both developers and local authorities and covers the consultations likely to be necessary in order to set one up. It discusses the selection of the area to be affected and the extent of the general or specific permissions to be granted.
It notes where an SPZ cannot be applied and considers the kind of conditions and limitations which might be imposed on a scheme, describing where special sub-zones might be appropriate. The note also summarises the relationship of SPZs to development plans and to other controls which an SPZ does not cancel.
