This TAN describes the coastal zone as a complex and dynamic area of mutually interdependent land and adjacent sea defined by the local authority in consultation with neighbouring authorities.
It describes the role of local planning authorities and the range of sectoral and regulatory controls over marine and coastal development. The guidance details a number of issues which must be taken into account because of their potential effects on physical processes and ground conditions, as well as the overall balance, sensitivity and conservation of the area.
These include visual impact from both land and sea, and the potential need for remedial and defence works. It covers planning considerations and issues to be included in development plans and in the determination of planning applications. Consideration is given to the need for conservation and protection of designated marine and coastal sites.
Specific guidance covers recreational development, heritage coast, shoreline management plans and coastal defence survey works.
